Flats are constructed in many cities, rural and urban areas according to building byelaws that is acceptable by local authority. Your local municipal corporation, nagar nigam authority will allow you with certain limitations and restrictions. So you can’t built as many flats in given plot size as you want. They are made as follows the rules and guidelines of building byelaws. Pls check the first what are the guidelines in your area or consult with locall authority.

Number of flats will depend on the size of flats, parking area, economical level of society and major factors is FSI (Floor Space Index) or FAR (Floor Area Ratio) that deciding the number of flats can be built in given plot size or area.

Number of flats will depend on the size of flats, generally size of 1 BHK will range from 400 – 550 sq ft area, 2 BHK is 600 to 800 sq ft and 3 BHK is about 900 to 1200 sq ft area. Consider 1 bhk is have two size 450 sq ft , 2bhk is about 600 sq ft (600×3 =1800), 3bhk is 900 sq ft and 4bhk is 1800 sq ft that will help you estimation of number of flats.

FSI stand for floor space index and FAR stand for floor area ratio regulated by municipal corporation of town and city in many country. It is calculated value of ratio of total area of floor of building and Plot land area of buildings. It allow Builders and contractor to construct building according to given laws, rule and regulation of municipal corporation.

Permissible FSI depend on many factor:- population of city, location of your land plot, type of building construction you want like a residential building, apartment and business building, width of road, availability of power water and sewer system.

You cannot fix FSI in your city by yourself, floor space index is fix by municipal corporation of city and town by rule and regulation. Suppose floor space index is 2 in your city and your land area is about 1800 square feet then you can built in 3600 sq ft area such as, floor area construction = FSI × area of land = 2 × 1800 sqft = 3600 sqft.

How many flats can be constructed in 1800 sq ft

Number of flats in 1800 sq ft or 45×40 size plot will all depends on the FSI (Floor Space Index) or FAR (Floor Area Ratio). Generally FSI value represented as 1, 1.5, 2, 2.5, 3, 3.5 and 4 or in decimal. If the approved FSI in your area is 3, then, you can develop 1800×3 = 5400 square feet of area. If FSI is 2.5, then, you can develop 1800×2.5 = 4500 square feet of area.

Let us assume, the FSI in your locality is 3, then, you can develop 5400 square feet of area. If 2BHK can be built in approximately 600 square feet of area. therefore, you will be able to build 5400/600 = 9 flats of 2bhk in the given land. 3 flats per floor of each 600 sq ft.

Regarding this “how many 2BHK flats can be constructed in 1800 sq ft?”, ans. there are 9 flats of 2BHK (600 sq ft each and 3 flats per floor) can be built/ constructed in 1800 sq ft or 45×40 size plot upto 3 storey (G+2) building, if permissible FSI in your locality is 3.

A typical 1BHK can be built in 450 square feet of area. therefore, you will be able to build 450×4= 1800 sq ft of 4 flats, thus total 4 flats per floor, for 3 floor = 4×3 = 12 flats of 1bhk in the given land, 4 flats per floor, number of floors is 3, then total flat is 4×3 = 12, if ground floor used for parking area then you can only built 8 flats.

Regarding this “how many 1BHK flats can be constructed in 1800 sq ft?”, ans. there are 12 flats of 1BHK ( 450 sq ft each and 4 flats per floor) can be built/ constructed in 1800 sq ft or 45×40 size plot upto 3 storey (G+2) building, if permissible FSI in your locality is 3.

A typical 3BHK can be built in approximately 900 square feet of area. therefore, you will be able to build 900×2= 1800 sq ft of 2 flats, thus total 2 flats per floor, for 3 floor = 3×2 = 6 flats of 3bhk in the given land. if ground floor used for parking area then you can only built 4 flats.

Regarding this “how many 3BHK flats can be constructed in 1800 sq ft?”, ans. there are 2 flats of 3BHK (900 sq ft each and 2 flats per floor) can be built/ constructed in 1800 sq ft or 45×40 size plot upto 3 storey (G+2) building, if permissible FSI in your locality is 3.

Thus most suitable is 9 flat of 2bhk (3 flats per floor, individual size of 600 sq ft) or 6 flat of 3bhk ( 2 flats per floor, individual size of 900 sq ft ) for your built up area 1800 sq ft or 45×40 plot size, this will match to your built-up area. 2bhk is looking very good for standard size 3 flats of 2bhk will required minimum of 1800 sq ft of carpet or built-up area.

There are 9 flats of 2BHK (600 sq ft each) or 12 flats of 1BHK (12 flats of 450 sq ft each or 6 flats of 3BHK (900 sq ft each) can be built/ constructed in 1800 sq ft or 45×40 size plot upto 3 storey (G+2) building, if permissible FSI in your locality is 3.
