Rate Analysis for plaster :- It is a summary of all the cost involved in doing particular work or unit work like material cost, labour cost, overhead expenses, water charges & contractor profit. For rate analysis, the details about all the operation involved in carrying out the work should be available.
The quantities of materials cement sand and water are required and their cost should be known and the number of different categories of labours required and the capacity of doing work per labour and their wages per day should be known. These can be known only from the experience of particular work.
Rate analysis of plastering require cement mortar calculation and there is different types of mix ratio of cement & sand 1:3,1:4,1:5 & 1:6 are used in plastering work.
Consider thickness of plastering 12mm in case of internal plastering,20mm in case of external plastering and 6mm in case of ceiling plastering.
Rate analysis for plaster work
Rate analysis for plastering work comprise of quantity and cost of material cement sand and water, cost of equipment and tools, overhead expenses, water charges,labours charges & contractor profit. Rate analysis of plastering comprise of following:-
● 1) quantity and cost calculation of cement and sand used for plastering
● 2) labour charges
● 3) cost of equipment and tools
● 4) overhead expenses
● 5) water charges
● 6) contractor profit
Rate analysis for 20mm (1:6) thick plaster per sq meter
Rate per sq m for 20mm (1:6) external plaster include quantity of cement sand and water And Labour expenses, now do the following step calculation find out post and quantity of cement sand used in plastering.
● Step 1 : Dry volume of cement mortar :– consider we have plastering area 1m2 and their thickness is 20mm, now calculate wet volume of cement mortar = 1×0.02 = 0.02m3
Suppose 5% of wastage of cement mortar during plastering work,so 5% of 0.02 = 0.001m3, then total wet volume of cement mortar = 0.02 + 0.001 =0.021m3.
For conversion of wet volume to dry volume we will multiply 1.33 into wet volume,so
Dry volume = 1.33 × wet volume
Dry volume of mortar = 1.33 × 0.021 = 0.02793m3, so dry volume of cement mortar is equal to 0.02793m3.
● Step 2 : quantity of cement sand and their cost :- we have given cement sand ratio in mix is 1:6 in which one part is cement and 6 part is sand. And density of cement = 1440 kg/m3 and 1m3 sand = 35.3147 cft.
Quantity of cement = 1/7×0.02793m3 ×1440m3/kg = 5.7456 Kg, if market rate of cement is rs 8 per kg, then cost of 5.7456 kg cement = 5.7456 × 8 = INR 46.
Quantity of sand = 6/7 ×0.02793 ×35.3147 = 0.845 cft, if market rate of sand is INR 50 per cft, then cost of 0.845 cft sand = 0.845 ×50 = INR 42.
● step 3 :- quantity and cost of material required for 1m2 plastering is sum of cement quantity and sand quantity.
Subtotal material cost = cement cost + sand cost = 46 +42 = INR 88.
● step 4 :- labour rate and charges:- labour rate and cost for external wall plastering is INR 18 to 25 per sq ft and INR 193 to 269 per sq m, consider labour rate and cost in this calculation is INR 225 per sq meter.
Hance subtotal cost = 88 + 225 = INR 313
● step 5 :- others expenses :- other expenses include contractor profit 10%, overhead expenses 1.5%, water charges 2% and equipment and tools charges 1.5%. So other total expenses is about 15%, so others expenses 15% of 313 = INR 47
Total cost = 313 + 47 = INR 360.
Ans. Total cost and rate of 20mm (1:6) thick plaster per sq meter is INR 360 or INR 34 per sq ft.
Rate analysis for 12mm (1:6) thick plaster per sq meter
Rate per sq m for 12mm (1:6) internal plaster include quantity of cement sand and water And Labour expenses, now do the following step calculation find out post and quantity of cement sand used in plastering.
● Step 1 : Dry volume of cement mortar :- consider we have plastering area 1m2 and their thickness is 12mm, now calculate wet volume of cement mortar = 1×0.012 = 0.012m3
Suppose 5% of wastage of cement mortar during plastering work,so 5% of 0.012 = 0.0006m3, then total wet volume of cement mortar = 0.012 + 0.0006 =0.0126m3.
For conversion of wet volume to dry volume we will multiply 1.33 into wet volume,so
Dry volume = 1.33 × wet volume
Dry volume of mortar = 1.33 × 0.0126 = 0.01676m3, so dry volume of cement mortar is equal to 0.01676m3.
● Step 2 : quantity of cement sand and their cost :- we have given cement sand ratio in mix is 1:6 in which one part is cement and 6 part is sand. And density of cement = 1440 kg/m3 and 1m3 sand = 35.3147 cft.
Quantity of cement = 1/7×0.01676m3 ×1440m3/kg = 3.5 Kg, if market rate of cement is rs 8 per kg, then cost of 3.5 kg cement = 3.5 × 8 = INR 28.
Quantity of sand = 6/7 ×0.01676 ×35.3147 = 0.507 cft, if market rate of sand is INR 50 per cft, then cost of 0.507 cft sand = 0.507 ×50 = INR 25.
● step 3 :- quantity and cost of material required for 1m2 plastering is sum of cement quantity and sand quantity.
Subtotal material cost = cement cost + sand cost = 28 + 25 = INR 53.
● step 4 :- labour rate and charges:- labour rate and cost for internal wall plastering is INR 15 to 18 per sq ft or INR 161 to 193 per sq m, consider labour rate and cost in this calculation is INR 180 per sq meter.
Hance subtotal cost = 53 + 180 = INR 233

Total cost = 233 + 35 = INR 268.
Ans. Total cost and rate of 12mm (1:6) thick plaster per sq meter is INR 268 or INR 25 per sq ft.
Rate analysis for 6mm (1:4) thick plaster per sq meter
Rate per sq m for 6mm (1:4) ceiling plaster include quantity of cement sand and water And Labour expenses, now do the following step calculation find out cost and quantity of cement sand used in ceiling plastering.
● Step 1 : Dry volume of cement mortar :- consider we have plastering area 1m2 and their thickness is 6mm, now calculate wet volume of cement mortar = 1×0.006 = 0.006m3
Suppose 5% of wastage of cement mortar during plastering work,so 5% of 0.006 = 0.0003m3, then total wet volume of cement mortar = 0.006 + 0.0003 =0.0063m3.
For conversion of wet volume to dry volume we will multiply 1.33 into wet volume,so
Dry volume = 1.33 × wet volume
Dry volume of mortar = 1.33 × 0.0063 = 0.008379m3, so dry volume of cement mortar is equal to 0.008379m3.
● Step 2 : quantity of cement sand and their cost :- we have given cement sand ratio in mix is 1:4 in which one part is cement and 4 part is sand. And density of cement = 1440 kg/m3 and 1m3 sand = 35.3147 cft.
Quantity of cement = 1/5×0.008379m3 ×1440m3/kg = 2.41 Kg, if market rate of cement is rs 8 per kg, then cost of 2.41 kg cement = 2.41 × 8 = INR 19.
Quantity of sand = 4/5 ×0.008379 ×35.3147 = 0.24 cft, if market rate of sand is INR 50 per cft, then cost of 0.24 cft sand = 0.24 ×50 = INR 12.
● step 3 :- quantity and cost of material required for 1m2 plastering is sum of cement quantity and sand quantity.
Subtotal material cost = cement cost + sand cost = 19 +12 = INR 31.
● step 4 :- labour rate and charges:- labour rate and cost for ceiling plastering is INR 12 to 15 per sq ft or INR 130 to 161 per sq m, consider labour rate and cost in this calculation is INR 140 per sq meter.
Hance subtotal cost = 31 + 140 = INR 171
● step 5 :- others expenses :- other expenses include contractor profit 10%, overhead expenses 1.5%, water charges 2% and equipment and tools charges 1.5%. So other total expenses is about 15%, so others expenses 15% of 171 = INR 17
Total cost = 171 + 17 = INR 188.
Ans. Total cost and rate of 6mm (1:4) thick plaster per sq meter is INR 188 or INR 18 per sq ft for ceiling.

The rate of plaster depend on the area of the city because there are different price on different location but actual plastering cost per sq ft in india is rs 18 to 34 including labour cost which is ranging between rs 12 to 25 per sq ft.
